Indoor Air Quality in a Climate Built for Mold

Everywhere else, indoor air quality is a dust conversation. Here it is a humidity conversation wearing a dust costume, and gear bought in the wrong order treats the costume.

Keep a Tampa Bay house below about 55 percent relative humidity and most air quality complaints fade: mold loses the moisture it needs, dust mites decline, and the musty edge leaves the air. Let it sit above 60 percent and no filter on the market will undo what the moisture is doing. Step one is run time, not a gadget

Your air conditioner is already the most powerful dehumidifier in the house, and how well it dries the air depends on how long it runs. An oversized system that blasts and quits leaves the house cold and damp. Duct leaks that pull humid attic air into the airstream feed moisture in faster than the coil removes it. A fan left on instead of auto re-evaporates the water sitting on the coil and returns it to the rooms. All three are fixable without buying a single air quality product, which is why an assessment starts with the ducts and the equipment before it reaches the catalog. Filters: the right one is rarely the densest one

A filter can only clean air that flows through it, and a filter too restrictive for the blower reduces that flow, which hurts cooling, drying and the equipment at once. The practical ceiling for most systems is a quality pleated filter in the MERV 8 to 11 range, changed every one to three months. Households chasing allergy relief do better with a properly sized media cabinet, a four-to-five-inch filter with enough surface area to be both dense and breathable, than with a thick filter jammed in a one-inch slot. What earns a recommendation, and when

Whole-house dehumidifiers solve the specific Florida problem of muggy 75-degree shoulder-season days, when the AC has no reason to run and the humidity climbs anyway. Seasonal homes and houses that have had moisture trouble are the strong cases. UV lights have one proven job: mounted at the coil, they keep the wet coil surface from growing the biofilm that causes musty startup smells. Sold as whole-house air purifiers, they are oversold, and we wrote exactly where the line sits.

Duct cleaning helps when there is something in the ducts: post-renovation dust, evidence of rodents, visible growth. As routine maintenance for a normal house it has little to show, and companies leading with cheap cleaning offers are usually hunting for an upsell, a pattern our duct cleaning page spells out. Electronic air cleaners that generate ozone we do not install at all; ozone is a lung irritant, which is a strange thing to sell as air quality.

Allergies, and what actually moves the needle

For allergy households the effective stack, in order: humidity under 55 so mites and mold decline, a media filter sized to the blower, sealed return ducts so the system stops inhaling attic air, and washable-surface habits the HVAC cannot do for you. Common questions

What humidity level should my house be?

Between 45 and 55 percent relative humidity. Below 45 barely occurs naturally here; above 60 is where mold and dust mites get the conditions they want. A cheap hygrometer, or a thermostat that displays humidity, tells you where you stand and whether the AC is doing its drying job.

Why does my house smell musty when the AC starts?

That startup smell is usually biofilm on a coil that stays wet in our climate, or condensate sitting in a drain pan that should have emptied. A coil cleaning and drain service clears most cases, and a coil-mounted UV light keeps it from returning in houses that have had it more than once.

Will an air purifier help with allergies?

A portable HEPA unit helps the room it sits in, and a properly sized media filter helps the whole house. But if indoor humidity sits above 60 percent, purifiers are treating symptoms while the cause reproduces. Fix the moisture first; the filtration then has a fighting chance.

Should I open windows to air out the house?

In Tampa Bay, usually not. For most of the year outdoor air is more humid than indoor air, so airing out imports the problem this page is about. Run bath and kitchen exhaust fans for odors, and save the open windows for the genuinely dry winter days.
